Lebanon County neighborhood by Garman Builders has lots to offer, whether you’re ready to move now or prefer to build from scratch
The Meadows at Bachman Run in Lebanon County’s South Annville Township offers an appealing combination: gorgeous views and open spaces, all within walking distance of local schools and a two-minute drive from the center of town.
A planned community by Garman Builders, the Meadows at Bachman Run will include a total of 148 homes when complete. It also has more than a mile of walking trail and 10 acres of open space.
Construction in the community began last year, and more than half of the 43 lots in the first phase have been sold, says Norm Faus, new home sales consultant.
The Meadows at Bachman Run is located off Route 934, across from Annville-Cleona Secondary School, with easy access to routes 322, 422, 72 and 241.
Although the community is a convenient drive from Hershey, Lebanon and Mount Gretna, the quaint town of Annville is a destination itself, with restaurants, shops, the Allen Theatre and Lebanon Valley College.
Right now, becoming part of the Meadows at Bachman Run community is even easier, with four move-in ready homes currently available, including the model home — a two-story Bristol with a siding and dry-stack-stone exterior and an open floor plan that offers the flexibility to create a living space that best suits your lifestyle.
The kitchen and breakfast area opens to a bumped-out family room, making it the perfect space for gathering and entertaining.
The kitchen features a walk-in pantry, painted cabinetry, a tile backsplash, granite countertops, bar seating and Maytag stainless steel appliances. The breakfast area offers access to a 10-by-14-foot easy-care deck.
The family room includes a gas fireplace with dry-stack stone surround.
A bonus room off the family room offers a multitude of possibilities, Faus notes, including a study, playroom or even a guest room.
The first floor also includes space for a formal dining or living room, as well as a powder room and a drop zone with bench and pegs off the two-car garage.
“The upstairs is where this house shines,” Faus says, noting the extra-wide stairway leading to an open second-floor hallway.
The “huge” master suite easily accommodates a king-size bed and seating area. It also includes his-and-her walk-in closets and a luxury bath with soaking tub, 4-foot shower with seat, double-bowl vanity and separate toilet area.
The second floor includes three additional bedrooms (two with walk-in closets), a second full bath and laundry room.
The Bristol also has a walk-out basement.
At 2,633 square feet, the Bristol is priced at $289,990.
Other ready-now homes available at the Meadows at Bachman Run include:
A ranch-style Providence with two bedrooms and two baths. At 1,748 square feet, the home is priced at $269,990.
A two-story Sienna with four bedrooms and two and a half baths. At 2,986 square feet, the home is priced at $329,990.
A two-story Nottingham with four bedrooms and two and a half baths. At 2,652 square feet, the home is priced at $337,990.
A fifth home, a multi-level Crawford model with four bedrooms and two baths, is scheduled for completion by the end of year, allowing buyers time to make changes in the plan, Faus says.
For those who want to build from scratch, the Meadows at Bachman Run offers 30 floor plans, including 12 with first-floor master suites.
The Meadows at Bachman Run is in the Annville-Cleona School District. The community has natural gas. A $300 annual homeowner’s fee covers maintenance of open space.
The model is open today from 12:30 to 4:30 p.m. Additional open house hours are 11 a.m. to 5 p.m. Monday, Thursday and Friday and 12:30 to 4:30 p.m. Saturday.
