Copperwood Lane offers peace, quiet, flexibility

Ephrata Township cul-de-sac community by Garman Builders has four options remaining for homebuyers, including move-in-ready model

There’s nothing quite like a cul-de-sac community when it comes to peace, quiet and low traffic. Add a surrounding border of mature trees and you’ve got a little oasis known as Copperwood Lane.
The quaint cul-de-sac neighborhood of 11 homes by Garman Builders sits just off Akron Road in Ephrata Township.
The location offers quick access to Route 272, whether you’re heading south to Lancaster or a few minutes north to downtown Ephrata, which boats a Main Street with shops, dining and a movie theater as well as the annual Ephrata Fair, the largest street fair in Pennsylvania.
There are still several opportunities available to own a new Garman home on Copperwood Lane, including the model home, a Bristol that is move-in ready.
The two-story, four-bedroom home features a Craftsman-style stone and siding exterior.
Among some of the home’s notable interior accents are charming tongue-and-groove doors, crown molding on the first floor, a drop zone off the garage with built-in bench and pegs, and a gas fireplace in the family room with dry stack stone surround.
The kitchen includes numerous upgrades as well, including a walk-in pantry, granite countertops, stainless steel appliances, a bead-board backsplash and bar seating. The breakfast area opens to a 14-by-10-foot easy-care deck.
The Bristol’s first floor is also designed with flexibility in mind, offering numerous options to a potential homebuyer, depending on lifestyle needs.
A room off the foyer can be used as either a formal dining or living room. And a bonus room off the family room is the perfect size for anything from a home office to a hobby room to a play room.
Upstairs, double doors open to a spacious master bedroom with plenty of room for a king-size bed and a seating area. The master suite also includes his-and-hers walk-in closets and a luxury bath with soaking tub, glass-and-tile shower and separate toilet area.
Three additional bedrooms (two with walk-in closets) share a second upstairs bath. The laundry room is also conveniently located on the second floor.
The Bristol also has a walk-out basement.
At 2,633 square feet, the Bristol is priced at $314,990
A second home, currently under construction on Copperwood Lane, is scheduled for completion toward the end of October, says Charles Sensenig, director of sales and marketing.
That home, a two-story Victoria with four bedrooms and two and a half baths, features 2,023 square feet of living space. It is priced at $268,990.
For homebuyers who want to build from scratch, two lots and many options remain. Garman offers 22 floor plans to choose from on Copperwood Lane, ranging in size from 1,368 square feet to 2,986 square feet. The plans include four ranch-style homes and three with first-floor owner’s suites.
Copperwood Lane is located in the Ephrata School District. The community has public sewer and water.
The Bristol, at 15 Copperwood Lane, will be open from 12:30 to 4:30 p.m. today and Sunday, Sept. 13. It is also open by appointment by contacting new home sales consultant Reid Skillman at 721-3199.
Directions from Lancaster: Take Route 222 North to Route 272 North toward Ephrata. Turn right on Parkview Heights Road, left on Akron Road, then left onto Copperwood Lane.
