Friendly community awaits in Sweetbriar Creek

Home sites still available, along with designer model home, in this convenient Manheim neighborhood by Keystone Custom Homes

Buying a new home is about more than just the four walls and what’s inside. It’s about location and community, too.
Sweetbriar Creek, a Keystone Custom Homes community conveniently located in Manheim between Route 72 and Fruitville Pike, has the whole package.
Surrounded by scenic farmland, it offers a country feel while still being in close proximity to major routes, as well as Lititz and Manheim.
And with annual events like the neighborhood block party, there are plenty of ways to feel like part of a community.
“It’s very, very friendly here,” says new home advisor Debbie Rosado. “The people make the community.”
The design of Sweetbriar Creek encourages that sense of community as well. The neighborhood includes 30 acres of green space, featuring soccer and baseball fields, basketball and beach volleyball courts, a playground, tot lot and pavilion with public restrooms.
Walking and jogging trails and a natural wooded preserve offer additional recreation opportunities.
And then there are the homes themselves. Now in its final phase, Sweetbriar Creek has only 17 home sites remaining, some with walkout and daylight basements.
The neighborhood will have a total of 194 homes when complete.
The showpiece of the community is the current model home at 6237 Bayberry Ave. Designed in Keystone’s popular Ethan Heritage floor plan, the two-story model was an entry on this year’s Parade of Homes and is now available for sale.
The home makes a big first impression, with its stacked stone exterior and welcoming front porch.
Inside, the model includes a Classic Kitchen package with stainless steel appliances, built-in microwave, maple cabinetry, granite countertops, tile backsplash, a spacious walk-in pantry and a large, 10-by-4-foot island with bar seating perfect for food prep and entertaining.
The kitchen overlooks a sunny dining area, where two sets of sliding patio doors open to a composite deck.
Other first-floor features include a family room with Kennedy gas fireplace with granite surround, an open formal dining room with high wainscoting and a formal study.
The Ethan also features Keystone’s new Craftsman-style Artisan trim package.
Upstairs, double doors open to a spacious owner’s suite that includes two walk-in closets and a French door entry to a Venetian bath with dual vanities, tile shower, soaking tub and private water closet.
Three additional bedrooms each have walk-in closets and a shared bath that includes dual vanities and a private shower and toilet room so multiple family members can get ready at the same time.
The second floor also includes the laundry.
As an added bonus, the Ethan model also has a finished walkout basement with 9-foot ceilings, designed to be the perfect entertainment area. In addition to spacious living and dining areas, the basement includes a cafe bar with two-tiered counter, refrigerator, sink and cabinetry. There is also a half bath.
Two sets of sliding doors lead to a concrete outdoor patio so you can easily bring the party outside.
In addition to its many amenities, the basement still includes generous storage space.
With nearly 4,000 square feet of living space, including the basement, the Ethan Heritage is priced at $401,912.
For those who want to build their own home, Keystone offers 18 three-and four-bedroom floor plans in the community, a number of them with popular first-floor owner’s suites.
Buyers who sign a contract by July 31 can take advantage of Keystone’s Christmas in July promotion: Spend $25,000 in options at regular price and receive 50 percent off additional options totaling up to $125,000. Any options beyond the $125,000 threshhold will revert to regular pricing.
The offer excludes all appliances. Homes must close on or before Dec. 31. The promotion applies to all Keystone communities except Sadsbury Park in Chester County.
Sweetbriar Creek is in the Manheim Central School District. The model home is open noon to 6 p.m. Sunday, 1 to 6 p.m. Monday, and 10 a.m. to 6 p.m. Tuesday, Friday and Saturday.
