High-end standard features, extensive custom options available
When you’ve been in the homebuilding business for 46 years, you learn a thing or two from your customers.
That is certainly the case with Garman Builders.
“We’re always conscious of buyers’ wish lists and want lists,” says company president Mike Garman. “We’ve just paid attention to that over the years.”
Garman Builders has taken all that customer feedback and used it to design a series of estate homes that are now making their debut in the new community of Lititz Bend, located off West Millport Road.
“These homes feature the latest and greatest in designer trends,” Garman says.
They are distinguished by a host of included features that reflect buyers’ wants and needs, along with an extensive selection of customer-choice options to suit individual wish lists.
Add to that its prime location — just down the road from UPMC Pinnacle Lititz and minutes from downtown Lititz — and it all combines to make Lititz Bend the coolest address in America’s Coolest Small Town, Garman says.
Much has changed in Lititz Bend since Garman offered its first peak at the community during a Muddy Boots Open House in March.
The Abigail model home is now completed, fully furnished and ready to serve as a showcase for all the possibilities the new estate series has to offer.
“It’s a mix of traditional elements and modern farmhouse accents,” Garman interior designer Bonnie Martin says of the estate series at Lititz Bend. “It’s casual elegance.”
Among the standard features are granite countertops, larger islands, plenty of windows for natural light, and hardwood flooring in the foyer, kitchen and breakfast area.
“We did unique things in these homes,” Garman says. “Almost all have 10-foot ceilings on the first floor, 9-foot ceilings on the second floor and 8-foot-high doors, which gives you much more of an open feel.”
Buyers in Lititz Bend can also choose from a more expansive selection of flooring and cabinetry, as well as custom trim packages, such as the farmhouse trim showcased in the model home. The Abigail also has extra-wide exterior trim running along the eaves.
Other options include sliding barn doors, interior stone walls and popular Garman trim details, including ladder transoms and wainscoting.
Although the Abigail is not currently available for purchase, several other homes in Lititz Bend are for sale.
The five-bedroom Huntleigh, next door to the model home, features a first-floor guest suite with private bath and walk-in closet, first-floor study, dining room, flex room and hidden pantry.
The open-concept kitchen and family room area feature a coffered ceiling, gas fireplace and built-in shelving.
The Huntleigh has separate two-car and one-car garages. At 3,894 square feet, it is priced at $747,990.
The four-bedroom Hudson includes a two-story foyer and two-story family room, as well as a chef’s kitchen with pantry and stainless steel appliances. The first floor also features a dining room, living room and study. The home has a three-car garage.
The Hudson is scheduled for completion in mid-June. At 3,900 square feet, it is priced at $650,990.
A fourth home, a new Ashland floor plan with a first-floor master suite, will be completed by late summer.
Lititz Bend will include 70 single-family homes when complete. Lots range in size from about one-third acre to just under one acre. Some back up to open space and others can accommodate walk-out basements. There are 40 homes in the first phase.
Prices start in the low $500s.

The public also can visit the community during the annual Parade of Homes tour in June. Lititz Bend will have two stops on the tour: the Abigail model home and a historic 1810 farmhouse that was relocated to the development last year to save it from demolition. Renovations by Garman, a division of Garman Builders, is renovating the home for its new owner.
