Lititz Bend: Estate-style homes with a personal touch

Garman neighborhood offers expansive choices, including first-floor living options

When Garman Builders designed its Estate Series of homes for its brand-new Lititz Bend community in Warwick Township, it put the focus on personal choice — from traditional to Craftsman-style exteriors right down to designer tiles and trim details.
Those choices, along with its low maintenance lots ranging from one-third acre to just under an acre, scenic farmland views and a prime location just minutes from downtown Lititz, make Lititz Bend the perfect choice for a new home.
Buyers who prefer first-floor living have two choices from among the six floor plans currently making their debut in this community just off Millport Road.
One option, the newly released Woodvale, features complete first-floor living in a three-bedroom one-story home. The other option, a two-story Ashland, offers a first-floor master suite – and the opportunity to move in to Lititz Bend in time for the holidays.
A four-bedroom Ashland at 1071 Valley Crossing Drive, is currently available for purchase, with a first-floor master suite that includes a luxury owners’ bathroom, walk-in closet, tray ceiling and shiplap wainscoting.
The first floor also features an open-concept floor plan that includes a kitchen, breakfast area and great room with 15-foot ceilings and a gas fireplace. The kitchen has quartz countertops, a tile backsplash, an island and a white cast-iron farm sink. There is also a formal dining room, a study, and a drop zone, laundry and powder room off the garage.
Upstairs, the home features three additional bedrooms, all with walk-in closets, along with a spacious loft area and a full bathroom.
At just over 3,000 square feet, the home is priced at $611,990.
What distinguishes the new Estate Series in Lititz Bend is not merely the size of the homes, but the breadth of included features and available personal choices.
Among the included features are granite countertops, larger islands, plenty of windows for natural light, and hardwood flooring in the foyer, kitchen and breakfast area.
Most homes have 10-foot ceilings on the first floor, 9-foot ceilings on the second floor and 8-foot-high doors, for more of an open feel.
Buyers in Lititz Bend can also choose from a more expansive selection of flooring and cabinetry, as well as custom trim packages.
Other customer choices include sliding barn doors, interior stone walls, quartz countertops, designer tiles and popular Garman trim details, including ladder transoms and wainscoting.
For those who choose to build an Ashland, there are many personal choices for customization, including a second luxury owner’s bath, a sunroom addition and a study in place of the flex room on the first floor. On the second floor, buyers can replace the single full bath with a Jack-and-Jill bath for two bedrooms and a private bath for the third.
The one-story Woodvale also offers a host of personal choices for customization. The floor plan features an open family room at the rear of the home adjacent to a large eat-in kitchen, which can be expanded to include a breakfast room or sunroom.
Additional personal choices include a second luxury owner’s bath and a study in place of a flex room.
All three bedrooms in the Woodvale are excluded from the main living space to ensure privacy and a good night’s sleep.
