Gateway community in Mount Joy offers a variety of floor plans and options – and the flexibility to customize them to suit your needs
The Villas at Elm Tree, with their charming stone and stucco exteriors, weave a warm welcome through the cobble-lined streets of this Mount Joy neighborhood.
But the subdivision of mostly duplexes and townhomes — part of the larger Elm Tree neighborhood in Rapho Township — is full of surprises for anyone who thinks the similarity in exteriors extends beyond the front door.
The Villas offers 11 floor plans ranging in size from 1,276 to 2,210 square feet, along with options that allow buyers to choose everything from total first-floor living with unfinished second-floor storage to a finished second floor that includes a bedroom and bath and even a loft.
“Each one of these homes is very customizable to fit people’s needs, which is one thing that sets it apart from other communities” says Donnie Todd of Gateway Realty Inc., who along with wife Jeanne is the listing Realtor for The Villas at Elm Tree.
The builder is Clair Hostetter of Rockford Homes LLC, a division of Brentwood Builders.
Prices start at $189,900, but can extend up to the low $300s for larger floor plans like the model home, which offers nearly 2,300 square feet of living space and multiple upgrades, including two gas fireplaces.
That model, at 1299 Cantebury Drive, all but swept its townhome division in the 2015 Parade of Homes, winning the coveted best of show, as well as best kitchen, best bath, best decorated, best interior design and best landscaping.
Rockford Homes is currently working on its 2016 Parade Home.
Although upgrades like the screened-in porch and gas fireplace come at an additional cost, The Villas offer many impressive standard features, among them: 9-foot ceilings on the first floor; two-car garage with an 8-foot-high door and opener; GE appliances, including glass-top range and microwave; 36-inch kitchen cabinets with crown molding; an island or breakfast bar; custom wall color; and a tray or cathedral ceiling in the owner’s suite, as well as a higher vanity in the owner’s bath.
All homes have a first-floor owner’s suite, and a covered porch is also standard in some models.
The model home was recently sold, Donnie Todd says, but buyers who are ready to move now have another option at The Villas at Elm Tree — a Winchester with three bedrooms and three baths at 1296 Fieldstone Drive.
The Winchester’s open floor plan includes a great room with vaulted ceiling; a kitchen with large island and quartz countertops; an owner’s suite with tray ceiling, walk-in closet and private bath; and a screened-in porch.
At 1,918 square feet, the Winchester is priced at $261,300.
Additionally, three homes featuring the popular Bristol floor plan are currently under construction and slated for completion in early spring.
All three include three bedrooms and three baths, a gas fireplace in the great room and a walk-in pantry in the kitchen. Two have covered porches, and the third features a screened-in porch.
Prices range from $242,950 to $276,740.
Additional lots are also available for those who want to build from scratch.
Buyers can also take advantage of a $3,000 builder incentive that can be used toward upgrades, such as granite countertops.
The Villas at Elm Tree is currently in its fourth phase. The fifth, and final, phase is expected to open later this year, Todd says.
When complete, the neighborhood will include a total of 132 homes, mostly duplexes and townhomes although there are a few single-family homes as well.
A homeowner’s association fee covers lawn mowing and snow removal.
But there is more to The Villas than simply the homes. Sidewalks and streetlights make it a very walkable community, and neighbors have formed numerous social clubs appealing to a variety of interests, including wine, books and cards.
The neighborhood is within walking distance of the 30-acre Rapho Township Community Park, as well as Darrenkamp’s Food Market, Rita’s, Giant and other nearby businesses. It also offers easy access to Route 283 and the Amtrak train station.
