Home Towne Square to roll out welcome mat in June

Landmark Homes 55-plus community in Ephrata will host luncheon event to learn about neighborhood, tour available homes and meet current residents

With its charming and colorful Arts and Crafts-style homes and its wide and welcoming front porches, Home Towne Square feels like the quintessential friendly small town.
Next month, the Landmark Homes 55-plus community in Ephrata will show just how friendly when it rolls out the welcome mat to potential residents with a progressive lunch tour.
The free event, from noon to 3 p.m. Saturday, June 25, will include a catered lunch and stops at three brand-new, quick move-in homes currently available in the community.
Although visitors will learn the process of building in Home Towne Square — from timing to financing — this is a no-pressure event, says community sales manager Kelly Bricker.
“It’s not a sales thing,” Bricker says. “It allows them to get information and not feel like they’re being sold to.”
In fact, the best part of the event may be the chance to meet residents of Home Towne Square, who will join visitors for lunch at the community clubhouse and accompany them on the walking tour of homes.
“They get to be around potentially their future neighbors and they get to learn about their investment,” Bricker says.
“It’s a lifestyle here,” she says, noting the numerous activities, from a Gettysburg bus trip to a Kentucky Derby party.
A homeowners association fee of $155 per month covers snow removal, mowing, landscaping, garbage removal, recycling, and clubhouse and pool membership — leaving residents free to “lock and go” whenever they want.
The following homes will be included on the tour:
The Edinburgh: A stop on this year’s Parade of Homes tour, this 1.5-story home has two bedrooms and two baths, a grand two-story foyer and 10-foot ceilings.
The kitchen features Cambria quartz countertops, a pantry and stainless steel appliances. It opens to the living room and breakfast nook.
The first-floor owner’s suite has a tray ceiling, two walk-in closets, and a private bath with tile shower and ceramic flooring. The first floor also includes the second bedroom, a “craft room” or multipurpose room, a dining room and a study.
A bonus room on the third floor could be used as a third bedroom or sitting room.
The home also has a gas fireplace and hardwood flooring throughout most of the first floor.
At 3,130 square feet, the Edinburgh is priced at $429,800.
The James: One of Home Towne Square’s most popular floor plans, the James features two bedrooms and two baths on one story, with second-floor storage.
The kitchen opens to a living room and dining area with a large breakfast bar and Cambria quartz countertops.
The owner’s suite includes an oversized closet and private bathroom with tile shower and ceramic flooring.
The home also has a flex room with coffered ceiling, a gas fireplace in the living room and hardwood flooring in the common living areas.
At 1,794 square feet, the James is priced at $329,600.
The Plymouth: This spacious one-and-a-half-story includes special touches like a brick accent wall in the kitchen and a gas fireplace with raised hearth in the living room.
The kitchen showcases a curved custom island with raised breakfast bar, stainless steel appliances and Cambria quartz countertops with tile backsplash. It also has a pantry.
A coffered ceiling and French doors add elegance to the study.
The owner’s suite features a large closet and a private bath with tile shower and ceramic flooring.
Two additional bedrooms, a second full bath and a laundry room complete the first floor.
Sliding glass doors off the living room lead to a screened-in porch.
Although the Plymouth is designed as a one-story home, it includes a spacious bonus room on the second level, perfect for use as a guest retreat, sitting room or hobby area.
At 2,614 square feet, the Plymouth is priced at $399,900.
Visitors also will be able to tour several homes that are near completion. Golf carts will be available for those who have difficulty walking.
Currently in the second of five phases, Home Towne Square will have 300 single-family residences when complete.
There are 14 one- and two-story floor plans to choose from, ranging in size from about 1,800 square feet to just over 3,200 square feet. All homes feature first-floor owner’s suites.

The model home, at 322 Home Towne Blvd., is open 11 a.m. to 5 p.m. Monday, Tuesday, Thursday and Friday, noon to 5 p.m. Wednesday and 10 a.m. to 5 p.m. Saturday.
Home Towne Square is located in the Ephrata School District. Homes include gas heat and public water and sewer.
Directions from Lancaster: Take Route 222 North to the Brownstown/Rothsville exit, then follow Route 272 North for 4 miles. Turn right onto the Route 322 West ramp and follow Route 322 for 1.6 miles. Turn right on Hackman Road, then left into the community.
