EGStoltzfus enhances senior living in Lancaster County

With commercial and residential construction expertise, the company is creating a variety of special spaces for those 55-plus to call home

As a leader in both residential and commercial construction, EGStoltzfus has been creating the unique spaces where we live and work in Lancaster County for decades.

Nowhere is that more apparent than in the 55-plus senior living market.
EGStoltzfus has been at the helm of a number of senior living community projects that require the expertise of large-scale construction combined with the knowledge of customizable residential living.
At Landis Homes, EGStoltzfus recently completed renovations of several apartment buildings, including the installation of a three-story central stairway illuminated by skylights in the Westview building. The company also served as general contractor for several Landis Communities projects, including the stylish Steeple View Lofts, a refurbished tobacco warehouse in downtown Lancaster featuring apartments for 55 and over, and Mountain View Terrace, an affordable senior apartment complex in Salisbury Township.
From the renovation of the skilled-care wing at the Mennonite Home to the construction of new villas at the Mennonite Home’s residential campus, Woodcrest Villas, EGStoltzfus has developed a broad scope of expertise in the senior living sector.
The company is also building several residential communities that appeal to the 55-plus active senior market.

Here’s a look at where EGStoltzfus is creating unique spaces in Lancaster County:

Warwick Woodlands at Moravian Manor
EGStoltzfus is the general contractor for the first phase of this continuing care retirement community in Lititz, a perfect example of the blending of commercial and residential expertise.
Warwick Woodlands will feature 80 carriage and townhomes.
“Phase I has moved along on budget — and on schedule — at a truly incredible and aggressive pace since we broke ground in July,” says Shawn Buckwalter, director of preconstruction for EGStoltzfus Construction. “We are starting to finish and deliver two homes per week — that’s an accomplishment that can only happen when you have the commitment of many teams working together.”
Residents can choose from 11 unique floor plans with colonial- or Craftsman-style exteriors. All homes offer the latest trend in retirement living — large, open living areas designed for active, independent seniors who want sizeable living space but less home maintenance.
And to make the customization of that living space even easier, EGStoltzfus has developed an in-house program for Moravian Manor that documents residents’ design selections and customization requests.

Southern Village
This quiet neighborhood of two-story and single-story carriage homes in Lancaster Township is not designed specifically for active seniors, but it has plenty that appeals to the 55-plus market, including one-floor living options and snow removal and lawn mowing for the carriage homes.
Southern Village’s convenient location offers quick access to downtown Lancaster, routes 30 and 283, and the Baltimore area.
EGStoltzfus will introduce new single-family floor plans at the community’s grand re-opening April 21-23.
Interested buyers still have time to customize two ready-now homes currently available in Southern Village: an Alexander model with three bedrooms (including a first-floor master) and two and a half baths and a Franklin model featuring one-floor living with two bedrooms and two baths.
