Charming, historic Lititz inn ready for new owners

Alden House Bed & Breakfast a turnkey business in heart of ‘coolest small town’

The next best thing to living in the “coolest small town in America” might be paying that town an extended visit.
The Alden House Bed & Breakfast, 62 E. Main St., Lititz, has been giving many of those visitors a welcoming place to stay for three decades.
Now the inn’s current owners, John and Lynndell
Eccleston, are ready to pass the torch.
The Alden House is available for purchase, and the new owners will be getting more than merely a charming 19th-century Federal-style home in the heart of downtown Lititz. They will be getting all of its furnishings, supplies and equipment, more than a century and a half of history, and training to help them get off on the right foot.
“It’s a turnkey operation for somebody,” says Anne Lusk of Lusk & Associates Sotheby’s International Realty, listing agent for the property. “You could never recreate all of this.”
List price is $795,000.
The Alden House has a brick exterior, an oversized covered front porch, and an interior that mixes historic charm with modern amenities.
The inn has a total of seven guest rooms. Two smaller rooms feature a bedroom and private bath. Four suites each include a bedroom, sitting room and private bath. The seventh guest suite is in a converted carriage house to the rear of the home and boasts an
L-shaped bedroom/sitting area, full bath, bar sink with mini fridge and an upper level loft storage area.
“Each room has its own personality,” Lusk says.
The fully equipped kitchen has a granite-top center island, tile backsplash, custom lighting and stainless steel appliances, including a Jenn-Air griddle and stove.
The first floor also has a dining room that accommodates 16 with hardwood flooring and access to a spacious patio.
Outside, the Alden House features pristine landscaping, a balcony with spiral staircase and private parking for approximately 10 vehicles.
The home and carriage house combined offer a total of 5,000 square feet of living space.
“Our guests love it,” Lynndell
Eccleston says. “The location is just wonderful being on Main Street in Lititz. It’s a lovely brick building with a front porch. It’s very nice to sit and watch the world go by.”
From that front porch, guests can enjoy everything from the Lititz Fourth of July parade to the annual Lititz Craft Show, one of the top shows on the East Coast.
The Alden House also serves as a convenient home base for shopping and dining in town or visiting other Lancaster County destinations.
The Ecclestons made numerous improvements to the property since purchasing it in 2007, including converting the owner’s suite and the carriage house into additional guest quarters. They also replaced the roof on the porch and carriage house, replaced the home’s two HVAC systems, and added central vacuum, a new stove and dishwasher.
“It’s been well taken care of,” Lusk says. “Even the basement is nice.”
The basement includes a cedar storage closet and, as the Ecclestons like to tell their guests, an X-ray developing tub from the days when the Alden House served as home and office for the town doctor.
In its days as an inn, the Alden House has welcomed guests from all over the world, including the Ukraine, Argentina, Singapore and China — “really all the continents except Antarctica,” Lynndell says.
Among the guests that have visited the Alden House in the past three years, over 200 have stayed three or more nights, the Ecclestons say, proof that the inn is popular as more than just a weekend getaway.
And since the Ecclestons began keeping records a decade ago, those guests have consumed more than 100 pounds of Wilbur Buds from a small candy dish in the foyer.
As the longest-running owners of the Alden House since it became a bed and breakfast, the Ecclestons are also including two days of presettlement training in the purchase price of the property. It will include instruction on use of equipment and the online reservation system, as well as information on preparing and serving breakfast, housekeeping and inn management.
Additional training will be available after settlement for a pre-arranged fee.
