Neighborhood offers seclusion, convenience, one-of-a-kind residences
When Jim and Vicki Ressler were ready to design and build a new custom home in 2014, they wanted a quiet, convenient location close to their family business and a builder who would collaborate with them to bring their vision to life.
They found both and more at Brooklawn, the EGStoltzfus custom home neighborhood in Manheim Township.
Bordering farmland, St. John Neumann Catholic Church and Landis Woods Park with its hiking trails, Brooklawn offers a feeling of quiet seclusion. Yet its location just off Oregon Pike, on East Delp Road, offers easy access to routes 30, 283 and 222.
“It’s a great location. It’s just really easy to get everywhere,” says Jim Ressler, president of Ressler and Mateer in Brownstown.
While all EGStoltzfus Neighborhoods offer options for personalization, Brooklawn differs in it is presented by the Design-Build Specialists of their Custom Home & Remodeling Division. It is one of only two EGStoltzfus custom home communities in Lancaster County where buyers can collaborate with the builder through the design, construction and follow-up phases to create a truly one-of-a-kind home. The other is 101 North Queen in downtown Lancaster.
The Custom Homes & Remodeling Division also builds on lots owned by their clients and regularly re-creates home for clients by remodeling at their current location.
Like all residents of Brooklawn, the Resslers had the option of starting with a custom EGStoltzfus design plan or building a one-of-a-kind custom home. At the heart of the EGStoltzfus custom homes process is their design-build service, which provides a unique framework that eliminates some of the challenges that often come with custom home building.
The process begins with close collaboration between the homebuyer and the EGStoltzfus team, in order to get a clear understanding of the buyer’s vision and how they want to live in their home. The end result is a home that is uniquely tailored to meet the expectations, and historically they’ve delivered on time and within the client’s budget.
Among the must-haves the Resslers wanted in their custom home were a larger master bedroom suite on the first floor, an oversized three-car garage, a covered patio, and a backyard swimming pool that was designed to complement the lot and their busy summer lifestyle, which often includes entertaining their grandchildren and friends.
The Resslers also had a few unique requests, like outside stairs leading to the basement and a garage floor coating that required special floor preparation.
“It was easy to work with the EGStoltzfus team,” Ressler says. “I really appreciated that whenever I asked for something that was perhaps a little different, they were very flexible and very upfront. They got back to us quickly … and all the little things we wanted were never an issue.”
Since moving to Brooklawn in 2015, the Resslers have enjoyed not only their new custom home, but their neighborhood and surrounding community.
Adjacent to Brooklawn are miles of improved walking trails, which are also great for bike riding, along with a walking path/boardwalk through green space leading to the nearby Worthington Shoppes at Township Square, home of Gibraltar, Salt & Pepper Italian Bistro & Pizza and more.
Brooklawn is also convenient to Universal Athletic Club and Lancaster County’s newest shopping centers, The Shoppes at Belmont and The Crossings at Conestoga Creek.
Some homes, like the Resslers’, also border the Brook Lawn Orchard and Farm Market. “We can even see the deer running up and back in the orchard,” Ressler says.
EGStoltzfus currently has three home sites remaining in Phase 1 of Brooklawn, which will include a total of 27 homes.
But for those who want an EGStoltzfus home in Brooklawn without the wait, two ready-now homes are currently available.
The Atland Farmhouse at 548 East Delp Road features four bedrooms and three and a half baths. Highlights of this home plan, new for EGStoltzfus in 2018, include a private master suite, a stone-wrapped gas fireplace, vaulted ceilings, hardwood flooring, stone facade, EP Henry paver patio and three-car garage. The home also features a large kitchen island and pantry, dining room, study and mudroom.
At 3,406 square feet, the Atland Farmhouse is priced at $629,500.
The four-bedroom, three-and-a-half bath Cambridge, at 518 East Delp Road, features an open floor plan with large kitchen island, granite countertops and pantry; a guest room with private bath; a master suite with private bath and two walk-in closets; a mudroom; two-car garage and a composite deck.
At 2,922 square feet, the Cambridge is priced at $548,900.
The Cambridge is currently home to the Brooklawn Sales Center, which is open Sundays from noon to 4 p.m. Other hours are available by appointment.
Brooklawn is located in the Manheim Township School District.
