Explore singles, townhomes during special open house hours starting Sunday, April 7

The homes in Elizabethtown’s StoneyBrook development include a host of standard features, but that’s pretty much where the similarities end.

That’s because StoneyBrook doesn’t have a limited number of single-family floor plans like many other new-home communities, says Bob Gruber of Berkshire Hathaway HomeServices Homesale Realty, listing agent for the development.

“We’ll customize anything,” Gruber says. “There are no real house plans. We build one and we sell it and design something totally different.”

Visitors will have the opportunity to explore a number of unique homes in the community during special open house hours this week, beginning from 1 to 4 p.m. today and continuing from 4 to 7 p.m. Tuesday, April 9, and Friday, April 12, and 1 to 4 p.m. Sunday, April 14.

StoneyBrook has other assets to discover as well.

The community has 45 acres of open space, including a 3.5-acre township park, offering to the public the use of a multipurpose field and recreation area, restrooms and the community’s extensive walking trails.

And StoneyBrook is centrally located between Lancaster, Harrisburg, Hershey and York, offering easy access to Harrisburg International Airport and major routes.

Buyers who want to build from scratch in StoneyBrook can bring their own plans or use plans from another home in the community as a starting point. Townhomes follow a specific design, but interior modifications are possible.

Those who prefer move-in-ready options can tour four of them during the open house:

The first, the three-bedroom, two-story model home at 2 StoneyBrook Lane, features an open floor plan, first-floor master suite, vinyl plank flooring on the entire first floor except the master bedroom, vaulted ceiling in the family room and a large covered patio that will eventually back up to a walking trail.

At 2,247 square feet, the home is priced at $374,900.

The second, a three-bedroom rancher at 13 StoneyBrook Lane, includes a sunroom and deck overlooking open space, and a large unfinished daylight basement.

At 2,160 square feet, the home is priced at $388,500.

The third, a four-bedroom, two-story at 18 StoneyBrook Lane, has 2,160 square feet of living space. It is priced at $358,900.

The fourth, a three-bedroom townhome at 20 Kimberly Court, offers an open floor plan, daylight basement, one-car garage and second-floor laundry.

At 1,874 square feet, the home is priced at $214,900.

Many of the standard features in StoneyBrook homes would be considered upgrades in other communities, Gruber says. For single-family homes, they include 9-foot ceilings, granite countertops, a gas fireplace and a two-car garage with openers. Standard townhome features include 9-foot ceilings, granite countertops, a one-car garage with opener and a daylight basement.

StoneyBrook’s newest phase, currently under construction, will include 26 single-family homes and 10 townhomes. Six of the townhomes and four of the single-family homes already have been sold, Gruber says.

The community will have two more phases and a total of 224 homes when complete.

Rohrer’s Construction is building the single-family homes. Burkholder Builders of Ephrata is currently building the townhomes. Townhomes start at $207,900, and single-family homes start around $300,000.

StoneyBrook has public sewer, water and natural gas. Homeowners association fees are $25 per month for single-family homes and cover maintenance of the open space and walking trails. The fee is $75 per month for townhomes and also includes lawn care and snow removal. Seven single-family homes on Kimberly Court also have lawn care and snow removal included at a cost of $95 per month.

StoneyBrook is in the Elizabethtown Area School District.

In addition to the special open house hours this week, StoneyBrook is regularly open from 1 to 4 p.m. every Sunday.
